Build wooden bungalow

You are planning to build a wooden bungalow yourself? For a self-farmer, it can be difficult to choose between traditional masonry construction and wooden frame construction for his house extension.

The most relevant factors are and always will be cost and time. However, many things need to be considered, namely: – the quality of the construction, the structural capability of the building, the environmental factors (soil conditions), etc., the impact of regulations, the benefits of reducing carbon emissions, longevity of materials and maintenance ,

Pros & Cons of masonry and timber frame construction in building extensions

We then review some of the major pros and cons of masonry and timber frame construction to help you decide which one best fits your project, ambitions, budget and program.

Traditional masonry and why should you use it?

This is still the first choice for the majority of self-builders. It’s relatively cheap, everyone is doing it and everyone likes it. It’s nice and easy. Nine out of ten farmers will recommend using masonry.

Safety. Something you will not get if you use the standard brick and mortar method to build your extension. The contractor calls at the last moment to make excuses; the whole project is delayed because the brickmaker is broke, unless you choose a particularly rare type of brick. On the other hand, you build your house from the Norwegian spruce glulam beam, which is only produced in a small factory in Lillehammer.

So, bricks and mortar are reliable, they are tested, everything works, but it takes time. Simply put, it is the safe option and there are not many situations where it is not an option in the UK.

Why should not you use it?

Time: The first reason why you do not use masonry construction is because of the time. It’s not as fast as the option with the pre-made frames. This means a break for weeks, depending on the size of the job, and if you live there over time, it can cost more effort than the prepackaged options that go much faster.
Loading: If you have a one-story house and want to expand it in height, masonry as a construction method for the first floor will put a lot of strain on the existing building. Many of these houses were built in Britain after the war. They were cheap, with flat foundations and not effective enough to be set on their own weight. So, if you want to give your house a new floor, use a wooden frame or SIP instead of masonry.

– Walls will be thicker than other designs.

WOODEN FRAME
Why is it used?
It’s fast. The decisive advantage of wooden frames for your own construction is connected with the speed. Compared to traditional masonry, a prefabricated wooden frame can be built much faster. Once you have all the pieces, you can assemble them on site for just a few days and use them directly. That saves you a lot of trouble.
It can also be used on thinner walls, so you will easily increase the internal gross floor area, which you should not do with masonry.
It is lighter than masonry and therefore a suitable option for vertical extensions.

Why would not you use it?

All contracting parties are used to masonry construction; however, this is not necessarily the case with wooden frames. At least not in the UK. Therefore, you may need to be more selective in your choice of contractor.
In terms of cost, there is not much difference between the wooden frame and the masonry.

Pros & Cons of timber frame construction
